On January 26, 2025, a copper pipe burst at the water heater inlet in the laundry room, resulting in heavy water discharge that extensively affected the entire home. Given the severity of the loss, immediate mitigation efforts were required to minimize further damage. Structural Considerations: The flooring is over a raised floor, not concrete, which allowed water intrusion beneath the subfloor, increasing the risk of prolonged moisture retention and secondary damage such as microbial growth and structural weakening. Due to the property’s 1964 construction year, asbestos testing was conducted on January 28, 2025, as part of the standard protocol for properties built before 1980. The test results confirmed the presence of asbestos, and asbestos abatement is required before the demolition of any materials containing asbestos to ensure compliance with safety regulations and health protocols. Next Steps: Water mitigation is in progress, including extraction, drying, and dehumidification efforts. Asbestos abatement will be completed before any demolition involving asbestos-containing materials.
Water Damage at South Eastern Avenue, Las Vegas,
We received a request from the tenant representative to inspect a water intrusion at the site. We responded the same day, completed an initial moisture inspection, documented conditions, and began emergency services to limit further damage. Work progressed in phases that followed ANSI IICRC S500 principles, including assessment and documentation, source and safety verification, water extraction, establishment of drying and environmental controls, controlled contents manipulation, selective demolition after asbestos clearance, ongoing monitoring with plan adjustments, and final stabilization and demobilization once mitigation goals were met and documented.
